Preparing Your Home for Photography

Property photography is the first thing most buyers see — and first impressions matter enormously. A well-prepared property can look significantly more appealing in photographs than one that has not been prepared, even if the underlying property is identical.

Why Photography Matters

The vast majority of property searches now begin online. Buyers scroll through dozens of listings and make snap judgements about which properties to view based primarily on the photographs. Poor photography — or a well-photographed property that looks cluttered, dark, or poorly presented — will cost you viewings. Good photography will not sell a property on its own, but it will get buyers through the door.

The Day Before the Shoot

Preparation should begin the day before the photographer arrives:

  • Declutter every room — remove personal items, excess furniture, and anything that makes spaces feel smaller
  • Deep clean the kitchen and bathrooms — these are the rooms buyers scrutinise most closely
  • Clear all surfaces — worktops, tables, and shelves should be as clear as possible
  • Remove personal photographs and family memorabilia — buyers need to imagine themselves in the space
  • Tidy the garden and clear the driveway — external shots are often the first image buyers see
  • Clean windows inside and out — natural light is your best friend in property photography

On the Day of the Shoot

On the morning of the shoot:

  • Open all curtains and blinds to maximise natural light
  • Turn on all lights — even in daylight, lit rooms photograph better
  • Make all beds and straighten all soft furnishings
  • Remove cars from the driveway if possible
  • Put away pet beds, toys, and feeding bowls
  • Add fresh flowers or plants to key rooms — they add life and colour without cluttering
  • Ensure the photographer has access to all rooms, including loft and garage if relevant

Room-by-Room Priorities

Focus your preparation on the rooms that matter most to buyers:

  • Kitchen: clear all worktops, clean appliances, remove magnets and clutter from the fridge
  • Living room: plump cushions, remove excess furniture, ensure the focal point (fireplace or view) is clear
  • Master bedroom: make the bed with fresh linen, clear bedside tables, remove clothes and personal items
  • Bathrooms: remove all personal toiletries, hang fresh towels, clean mirrors and tiles
  • Garden: mow the lawn, clear the patio, tidy borders, remove garden furniture that is past its best

What to Ask the Photographer

Before the shoot, ask your agent or photographer whether they will be using a wide-angle lens, whether they will edit the images, and whether they will take external shots at the best time of day for light. A good photographer will advise you on any additional preparation that would help. If you are not happy with the images when you see them, ask for a reshoot — it is worth getting right.
