Home staging does not have to be expensive. The most impactful changes are often the simplest — decluttering, cleaning, and presenting your property in a way that allows buyers to imagine themselves living there. This guide focuses on the highest-return improvements for the lowest cost.

The Principle Behind Staging

Home staging is about helping buyers see the potential of your property, not about disguising its flaws. The goal is to present the space in a way that feels welcoming, spacious, and neutral — so that buyers can project their own lives onto it rather than seeing yours. This does not require expensive furniture or professional designers. It requires editing, cleaning, and a clear-eyed assessment of what is working and what is not.

Decluttering: The Highest-Return Activity

Decluttering costs nothing and has the single biggest impact on how a property presents. Remove everything that is not essential to the function of each room. This includes:

  • Personal photographs and family memorabilia
  • Excess furniture that makes rooms feel smaller
  • Books, ornaments, and collections that draw attention away from the space
  • Kitchen appliances that clutter worktops
  • Clothes, shoes, and bags from hallways and bedrooms
  • Children's toys and pet items

Neutral Decoration

Bold or unusual decoration can be off-putting to buyers who cannot see past it. If you have rooms with very strong colours or unusual wallpaper, consider repainting in a neutral tone before marketing. A tin of paint and a weekend's work can transform a room that is deterring buyers into one that appeals to a much wider audience. Stick to warm whites, soft greys, and neutral tones.

Lighting

Good lighting makes a property feel larger, warmer, and more welcoming. Replace any dead bulbs, ensure all rooms are well lit, and consider adding lamps to dark corners. During viewings, turn on all lights — even in daylight. Warm-toned bulbs are generally more flattering than cool white ones in living spaces and bedrooms.

Low-Cost Additions That Make a Difference

A small number of inexpensive additions can significantly improve how a property presents:

  • Fresh flowers in the kitchen and living room
  • New towels in the bathroom — white or neutral tones
  • A new doormat at the entrance
  • Fresh bed linen in neutral colours
  • A plant or two in living spaces
  • A bowl of fruit on the kitchen worktop

What Not to Spend Money On

Avoid spending money on improvements that are unlikely to be reflected in the sale price. Major renovations, new kitchens, and bathroom replacements rarely deliver a return that justifies the cost. Focus on presentation and condition rather than upgrading. Buyers will pay for a well-presented property in good condition — they will not necessarily pay more for a brand-new kitchen that they would have chosen differently themselves.
