What Does 'Proceedable Buyer' Mean?
Estate agents often describe buyers as "proceedable" — but what does that actually mean? Understanding the criteria helps sellers evaluate offers more accurately and avoid accepting offers from buyers who are not genuinely ready to proceed.
The Basic Definition
A proceedable buyer is one who is in a position to proceed with a purchase without any significant obstacles. In practice, this means they have the financial means to complete the purchase, they do not have a property to sell that is not yet under offer, and they are ready to instruct a solicitor and begin the conveyancing process.
Financial Proceedability
A buyer is financially proceedable if:
- They are a cash buyer with verified funds available
- They have a mortgage in principle from a lender that covers the purchase price
- Their deposit is available and does not depend on the sale of another property
- There are no known issues with their financial position that would prevent them obtaining a mortgage
Chain Proceedability
A buyer is chain-proceedable if they do not have a property to sell, or if the property they are selling is already under offer with a solicitor instructed. A buyer who has a property to sell that is not yet on the market, or that has been on the market for some time without generating offers, is not fully proceedable — even if they are financially ready.
Why Proceedability Matters
Accepting an offer from a buyer who is not proceedable means taking your property off the market — or at least reducing its marketing — while waiting for the buyer to become ready. This costs you time and may mean missing other buyers who were genuinely ready to proceed. In a falling market, the cost of waiting can be significant.
How to Verify Proceedability
Ask your agent to verify the buyer's proceedability before you accept their offer. This means confirming their financial position with evidence, not just their word, and understanding their chain position in detail. A good agent will do this as a matter of course. If your agent is presenting offers without this information, ask them to obtain it before you make a decision.
