Tips for Conducting Your Own Viewings

Conducting your own viewings gives you the opportunity to present your property in the best possible light and answer buyers' questions directly. Done well, it can be more effective than leaving it to an agent. Done badly, it can put buyers off. This guide covers the key principles.

Preparing for the Viewing

Preparation is the foundation of a successful viewing. Before each viewing:

  • Ensure the property is clean, tidy, and well presented — as if for a photography shoot
  • Open curtains and blinds and turn on all lights
  • Ensure the property is at a comfortable temperature
  • Remove pets from the property if possible, or confine them to one room
  • Have a list of key features and selling points ready in your mind
  • Know the answers to the questions buyers commonly ask — EPC rating, council tax band, broadband speed, parking arrangements

Greeting Buyers

First impressions begin at the door. Greet buyers warmly but without being overly effusive. Give them a moment to take in the entrance before launching into a tour. Let them set the pace — some buyers want to be guided, others prefer to explore at their own speed. Read the cues and adapt accordingly.

Conducting the Tour

Start with the best room in the property — usually the kitchen or the main reception room — to create a strong first impression. Move through the property in a logical sequence. Highlight the features of each room briefly, but avoid talking constantly — buyers need space to look and imagine. Point out features that might not be immediately obvious: storage, views, natural light at different times of day.

Handling Questions

Buyers will ask questions — some straightforward, some probing. Answer honestly and directly. If you do not know the answer, say so and offer to find out. Do not volunteer negative information unprompted, but do not be evasive if buyers ask directly about known issues. Dishonesty or evasiveness will undermine trust and may have legal consequences.

After the Viewing

After the viewing, let your agent know how it went and share any feedback or questions the buyer raised. If the buyer seemed interested, ask your agent to follow up promptly. If the buyer raised concerns, consider whether they are valid and whether any action is warranted. Prompt, professional follow-up after viewings is one of the most effective ways to convert interest into offers.
